In March, the first declaration was published, offering various types of apartments, but only up to the 5th floor and not in all sections. In May, the second declaration included Euro two-bedroom apartments with an area of about 42 square meters, from the 6th to the 18th floor, totaling 52 apartments. Out of the 72 initially available Euro two-bedroom apartments, only 2 are left as of this morning. The price per square meter is 5,200 rubles.

Additionally, two-bedroom and three-bedroom apartments ranging from 65 to 81.5 square meters were offered from the 1st to the 5th residential floors at a price of 5,000 rubles per square meter. Out of the 60 apartments of this type offered, 33 were available as of Monday morning.

Special attention is drawn to the high demand for "euro-two-bedroom" apartments. It is highly likely that some of these apartments will be rented out, including for short-term stays. This could pose challenges for those planning to live here permanently. According to the project declaration, the completion of the first building of Gulliver Residential Complex is scheduled for February 2026.

Pricing in this residential complex raises some confusion. The complex features an underground parking garage, the sale of which is necessary for the project's success. However, selling parking spaces to those purchasing large apartments at above-market prices could dampen demand. Pushkinskaya is a wonderful location, but not everyone is willing to pay $120,000-$150,000 for an apartment with a parking space and such a distant completion date.

Demand may decrease if a devaluation occurs and property prices drop in dollar terms. However, economists currently do not predict any devaluation. There is still a lot of time until February 2026, and it remains to be seen how the situation will develop, especially with the start of construction on the second building.
